New estate offers bigger blocks

A DAYTON developer says he is bucking the trend of small blocks by including traditional and family-size home sites at the new private estate.

The  first 13 homesites to be released at Sonoma Private Estate range in size from 409sqm to 551sqm, with frontages of up to 18m.

Cuttone Property Group director Phil Cuttone said Sonoma was one of the few new land developments in Perth’s rapidly growing north east to offer homesites over 500sqm.

“In 2008 the average lots size was 525sqm, but since then lots have been shrinking, with the average hitting around 350sqm last year,” he said.

He said while there were smaller lot sizes available at Sonoma, almost three quarters of the homesites were over 400sqm – the biggest is 551sqm with an 18.3m frontage.

Sonoma Private Estate is a Dress Circle development of 41 lots on the doorstep of the Swan Valley.

Directly opposite a landscaped park the estate has schools and playing fields within walking distance and shops a couple of minutes’ drive away.

The estate is about a 20-minute drive from the Perth central business district.

The future Ellenbrook bus rapid transit and Marshall Rd bus station will be just a few minutes’ walk away, while the recently upgraded Lord St provides easy access to Reid Hwy.
