Ellenbrook a top sales suburb in April

Ellenbrook ranked among Perth’s top-selling suburbs in early April, with strong price growth, quick sales and rents continuing to climb despite broader signs of moderation.

ACCORDING to the Real Estate Institute of Western Australia (REIWA), Ellenbrook is part of the top five selling suburbs for the first week of April.

While sales transactions in Perth last week were down 10.2 per cent on the previous week, Ellenbrook landed the second-place spot with 12 sales.

Topping the chart was Baldivis with 16 sales, while Morley tied with Ellenbrook’s 12, and Perth and Scarborough both selling 10.

REIWA’s April snapshot reported 794 property sales during the first week of April which they say is pointing to early signs of moderation due to the consistent sales, but a slowing of pace compared to earlier last year.

There were 3279 properties for sale in Perth at the end of April’s first week, which is 2.3 per cent lower than the previous week.

According to REIWA, this can be attributed to house listings decreasing 3.9 per cent compared to the week prior and unit listings decreasing 4.6 per cent.

However, listings for vacant land increased 14.2 per cent.

Ellenbrook remains in growth with 15.4 per cent sales price growth according to REIWA as of this week.

Ellenbrook’s house median sales price was at $785,000 as of early April and rental prices also experienced a 1.4 per cent growth, climbing to $710 per week.

Units in Ellenbrook were sold at a median price of $541,000, while vacant land was priced at a median value of $468,500, jumping from the median of $250,000 in 2025.

While sales price growth in Ellenbrook didn’t exceed the 19.4 per cent growth of Bullsbrook, it is outgrowing the nearby Henley Brook at 14.3 per cent, Aveley at 10.2 per cent and The Vines at 1.6 per cent.

Houses in Ellenbrook sold in seven days and units sold in four days despite suburb interest level being lower than the Perth average as determined by the views on available residential properties for sale within the most recent fortnight.

Ellenbrook remains a younger suburb according to REIWA, with 87.5 per cent of residents being less than 50 years old and more than half of that cohort even younger than 35.
