
STRATTON, Bellevue and Jane Brook are listed in REIWA’s top 10 fastest house selling suburbs for 2024-25, with properties in the suburbs selling in about seven days.
According to data from REIWA, the median house sale price rose 16.4 per cent to $786,000 in 2024-25.
Stratton was the highest ranked of the eastern suburbs, in the top 10’s fifth place with the annual median sale price being $601,500, reflecting a 23.9 per cent annual change in house price.
Bellevue came in eighth place with an annual median house sale price of $604,000 which reflected the 23.9 per cent annual change in house price.
Jane Brook followed at ninth place, selling properties at an annual median sale price of $882,500 – the highest of the three eastern suburbs and reflecting a 23.6 per cent annual change in house price.
REIWA data showed Perth’s median house sale price annual growth peaked at 25 per cent in December 2024, while median unit sale price annual growth reached 22.9 per cent in January 2025.
REIWA President Suzanne Brown said demand for property remained high with settled sales for 2024-25 for Perth sitting at 48,793.
“This is below 2023-24, but we know it will increase as more properties settle in the coming months,” she said.
“One of the big talking points of the past year has been the perceived shortage of properties for sale.
“While the number of sales is currently lower, the number of new listings in Perth was 5.1 per cent higher than 2023-24, which shows more properties came to market this financial year.
“However, as properties continue to sell very quickly it makes active listings, which is the number of properties you see advertised for sale at any one point in time, look low.”
According to Ms Brown, last financial year’s data showed a strong demand for affordable houses however, this year many of the top performing suburbs were in the upgrader market.
“In 2023-24 all the suburbs in the top 10 (fastest selling suburbs for houses) were well below the Perth median,” she said.
“This financial year, the strongest demand was seen in the middle price brackets.”
