THE state government this week announced $443 million in spending for almost 2000 more social houses to be built across suburbs including Ellenbrook, Woodbridge, and Brabham over the next four years.
Under the plan, the government will build 1440 affordable community houses and apartments before selling them to community housing providers.
DevelopmentWA and the Department of Communities will release tenders for the first tranche of projects in coming months, with construction to start next year.
Detailed design will commence on a further seven projects in Midland, Ballajura, Bassendean, Cannington, Butler, Kelmscott and Subiaco to create a pipeline of affordable housing developments.
The announcement follows a landmark new investment partnership between the Albanese and Cook Labor governments in one of the single biggest boosts to affordable housing stock in the state's history.
The agreement, through the federal government's Housing Australia future fund facility (HAFFF) and the national housing accord facility (NHAF), will see the state government directly contracting builders to deliver 21 new social and affordable housing projects near Metronet stations and on other government-owned land.
The projects comprise a mix of affordable rentals and social housing, with projects packaged together to create a pipeline of work for the state's building industry and to attract builders from the east coast.
These new dwellings will be constructed on state-owned land and the completed dwellings will be sold to and managed by the community housing sector, with availability payments attached to support affordable rental dwellings for Western Australians.
Under the proposal, the state government will initially invest $443 million to fund the upfront construction costs of the new homes, which will then be sold to community housing providers (CHPs).
Around 20 per cent of the homes will be available as social housing, with 80 per cent to become affordable community housing.
The investment also presents a significant opportunity to attract new CHPs to WA and build capacity in the sector.
The first tranche of projects will consist of 14 developments in Ellenbrook, Brabham, Woodbridge, Byford, Redcliffe, Wellard, Banksia Grove, Rivervale, White Gum Valley, Subiaco East, Albany, Dallyellup, Golden Bay, and Treeby - delivering nearly 1100 new homes.
Treasurer Rita Saffioti said the government continued to drive investment and new initiatives to deliver more housing for Western Australians.
