ELLENBROOK is still a top selling suburb as all areas experienced an increase in house prices according to data from REIWA.

Housing price growth and rent increases continued an upward trend in the Perth region in the June quarter, with sale prices and rent increases stronger in Perth’s inner areas.

Over the quarter, the median price for houses increased in the Perth inner by 4.7 per cent, compared to homes in the Perth middle which were up 1.1 per cent and Perth outer, including Ellenbrook, which was up 1.3 per cent.

As of September 23, REIWA reported the median sales price of Ellenbrook properties were $705,000, which didn’t stop it from experiencing a 13.9 per cent sales growth.

Based on current REIWA website user data, Ellenbrook has been generating 572 views per property within the past 14 days, compared to the 231 Perth average, indicating its above average suburb interest level.

REIWA president Suzanne Brown said whilst still growing, rents and sales price growth had moderated in the middle and outer regions of Perth during this year’s June quarter.

“The Perth housing market has seen huge interest from eastern states’ property investors since 2023 and our members are now reporting more homes available for rent in outer areas,” she said.

Ms Brown said she expected this trend to be short lived, with WA’s population continuing to grow and new buyers likely to enter the market from October with the expansion of the first home guarantee scheme.

“With the variations we are seeing from suburb to suburb, and region to region, and an expected increase in the number of first home buyers in the market, it is even more important to do your research and talk to an industry expert before buying or selling,” she said.

Houses in Ellenbrook spent an average of 14 days on the market and units were gone in 12 days according to settled sales data from REIWA as of September 23.

Ellenbrook has a large under 50s demographic with 87.5 per cent of residents in the 49 years old or under category.

Only 13.3 per cent of properties are fully owned, with 63 per cent being purchased and 23.5 per cent being rented.
