Rents stay high across Perth as outer suburbs feel pressure

Rental prices across Perth’s eastern suburbs remain high, with areas like Bullsbrook and Ellenbrook seeing strong demand and weekly rents above $700.

RENTAL prices across Perth’s eastern suburbs remain high with suburbs such as Bullsbrook, Ellenbrook, Forrestfield and Kalamunda all recording weekly rents close to or above $700 as supply across Perth stays tight.

New REIWA data shows Perth’s median weekly house rent has reached $730, while unit rents sit at $700, based on figures updated to April 2026. Rental listings also remain constrained, with 2153 properties available for rent across Perth in the week ending April 19, 4.1 per cent lower than the same time last year.

Bullsbrook recorded the highest median weekly rent among the eastern suburbs compared, sitting at $760 per week, alongside strong annual rental growth of 16.9 per cent.

REIWA also lists the suburb with 20.5 per cent sales price growth, reflecting continued demand from families moving further from the city.

Ellenbrook’s median weekly rent sits at $710, with annual rental growth of 1.4 per cent. The suburb was also recently ranked among Perth’s top-selling areas, showing continued demand for larger family homes in the area.

Forrestfield is also sitting at $700 per week, while Kalamunda’s median weekly rent is $670.

Kalamunda recorded a slight annual rental decline of 1.5 per cent, but remains one of the more expensive hills suburbs for renters seeking larger homes close to schools and services.

REIWA defines a balanced rental market as having a vacancy rate between 2.5 and 3.5 per cent.

Perth’s vacancy rate sat at 2.6 per cent at the start of 2026, suggesting conditions remain relatively tight despite some improvement from the extremely low vacancy rates recorded in previous years.

With weekly rents across multiple eastern suburbs now sitting close to the Perth median, renters continue to face strong competition across the market.
