A NUMBER of Perth Hills and Swan suburbs have joined the Perth million-dollar suburb club due to rising median house sale prices.

Bushmead, Lesmurdie and Glen Forrest have now newly risen to the $1 million median sale mark.

Homes in those suburbs are selling at a median price of about $1.07m, $1.05m and $1.01m respectively.

They form part of the 32 suburbs that joined Perth’s million-dollar club in 2025, taking the total number of suburbs with a median house sale price of $1m or more to 126.

Other suburbs in the eastern suburbs area already in the $1m sale range included Gooseberry Hill, West Swan, Darlington, The Vines and Guildford.

REIWA President Suzanne Brown said the large increase in the number of suburbs with a $1m median house sale price was not surprising.

“Typically, we only see a handful of new entrants to the $1m club each year,” she said.

“However, the Perth property market recorded another 12 months of very strong price growth, which saw the median house sale price for Greater Perth rise 13.3 per cent in 2025.

“This follows 25.0 per cent growth in 2024, when a record 37 suburbs joined the $1m club, 34 of which were new entrants.

“If Perth property prices increase as expected over 2026, we could easily see the $1m club reach 150 suburbs at the end of the year.”

According to REIWA sales data, six suburbs have exited the $1m club since the end of 2024.

Karawara, Carmel, and Bickley saw their median house sale price fall below $1m by the end of 2025.

Mariginiup, Hovea and Millendon also dropped off the list as they had no qualifying sales recorded in 2025.

Samson was the top performer among the new entrants, with its median house sale price increasing 40.5 per cent to $1,250,000.

Brentwood was the next best performing newcomer, with 37.1 per cent annual growth, followed by Serpentine with up 36.8 per cent, Roleystone up 26.3 per cent and Maylands up 23.1 per cent.
